A calculator is only as useful as the inputs and assumptions behind it. Here is exactly what to enter, what each result tells you, and where the honest limitations are — so the numbers you walk away with are decision-grade, not decorative.
ROI & Rental Yield
Enter the purchase price, realistic monthly rent (check comparable listings, not optimistic ones), expected annual appreciation and your holding period. Gross yield tells you the headline return; net yield after maintenance is what actually lands in your account. Use the annualised ROI to compare property against other asset classes on the same time horizon.
Home Loan EMI
Enter the loan amount, the interest rate your bank has actually quoted (not a best-case advertised rate) and your intended tenure. The schedule shows total interest over the life of the loan — often 60-80% more than the principal on a 20-year loan. Test shorter tenures to see how much interest a slightly higher EMI saves.
Stamp Duty & Registration
Select the state where the property sits and enter the agreement value. The calculator applies current state rates, including the lower rate many states offer women buyers. Budget the output as real upfront cash: stamp duty and registration are paid at registration, before you receive keys, and are not part of the home loan.
